Two Counties, One Bay

Englewood straddles the line between Sarasota and Charlotte counties, and for dock builders that line matters as much as the tide. Two homes a few blocks apart can go through different county offices for the same seawall repair. The common thread is Lemon Bay, the long, narrow, shallow estuary between the mainland and Manasota Key.

Lemon Bay is an aquatic preserve

The Lemon Bay Aquatic Preserve was designated in 1986 and is one of the five Charlotte Harbor Aquatic Preserves. It covers about 8,000 acres with seagrass, mangroves and marsh. That status changes dock design: DEP's single-family exemption limits docks in Outstanding Florida Waters to 500 square feet over water, and the free online self-certification is not available inside an aquatic preserve. We plan for that from day one.

Seawall repair after back-to-back storms

Helene's rain flooded houses in Englewood in late September 2024, and Milton's surge less than two weeks later destroyed some of the same homes. Seawalls took a beating too. We check for:

  • Open joints and lost fill behind the wall
  • Cracked or shifted caps
  • Toe scour where water has dug under the wall
  • Damaged tiebacks

Then we lay out repair or replacement options in writing.

On the Charlotte side

Charlotte County publishes its residential seawall requirements: an application, engineered sealed drawings, a site plan, a survey, a recorded Notice of Commencement for contracts over $5,000, and possible DEP or Army Corps approval. Inspections include a seawall cap inspection and a building final. We assemble that package for you.

Manatee rules

On the Sarasota County side, the state rule makes Alligator Creek and Lemon Bay a slow speed zone, and the Forked Creek canals (Waterford, Windsor, Greenlawn, Fairview) are idle speed. The main Intracoastal channel through Lemon Bay is 25 mph.

Floats and pilings on canal lots

Englewood's canal lots often suit a floating dock for paddlers alongside a fixed dock for the boat. Floats need water deep enough that they never rest on the bottom at low tide, and in Lemon Bay that also means keeping them off any grass. We check depth and bottom before recommending one.

Piling replacement is common here too. Docks that rode out 2024 may have piles that were loosened in the sand by surge. We test each one at low tide and replace those that move.

Paperwork for two counties

Whichever side of the county line you are on, we assemble the drawings and documents that office asks for. You will know before we start which agencies are reviewing the work and what they want to see.

Docks and lifts

Once the wall is sound, we rebuild docks, replace pilings and install lifts. The 2020 census counted 20,800 Englewood residents and 14,543 housing units. Call (941) 213-5801 to get on the schedule.

Englewood and Lemon Bay

  • Two counties. Englewood lies in both Sarasota and Charlotte counties, both created in 1921; the original plat was filed August 17, 1896.
  • Aquatic preserve. Lemon Bay covers about 8,000 acres and the Lemon Bay Aquatic Preserve was designated in 1986, with seagrass, mangroves and marsh.
  • 2024 storms. Helene's rain flooded Englewood homes, and Milton's surge less than two weeks later destroyed some of them.
  • Idle speed canals. The Forked Creek area, including the Waterford, Windsor, Greenlawn and Fairview canals, is a state idle speed zone.

Englewood Questions

Does Lemon Bay's preserve status affect my dock?

Yes. Docks in aquatic preserves face tighter size limits under state rules and cannot use DEP's online self-certification. Design and paperwork both take that into account.

Which county reviews my Englewood seawall?

It depends on which side of the county line your parcel sits. Charlotte County requires engineered drawings and a survey for residential seawalls; Sarasota County has its own process.

Can I rebuild a dock destroyed by Milton?

Usually, though the new dock has to meet current rules, which may differ from what was there. We check the limits for your lot first.
