Waterfront Work in a Planned City

Venice is a city where dock builders work on several kinds of water in a single week. The heart of town is Venice Island, cut off from the mainland by the artificially created Intracoastal Waterway and reached by bridges. Around it are Roberts Bay, named for a homesteader of the 1870s, plus Hatchett Creek, Dona Bay, Lyons Bay and the Venice Inlet, and each one changes how a dock is built.

A city laid out on paper first

Dr. Fred Albee bought 112 acres from Bertha Palmer in the 1920s and hired planner John Nolen; the Brotherhood of Locomotive Engineers then took over the project and kept Nolen. The Town of Venice incorporated on July 1, 1926. That early planning still shows in the street grid and the way lots meet the water, and it means many waterfront homes sit on older seawalls.

Seawalls first, then docks

On an older lot, the seawall is often what decides the scope. If the cap is cracked or fill is washing out, a new dock bolted to that wall inherits the problem. We look at both on the first visit and tell you which comes first. Common fixes include new caps, sealed joints, re-anchoring and, where the wall is failing, a replacement in front of the old one where rules allow.

Manatee rules around the inlet

The state rule for Sarasota County lists Blackburn Bay, Lyons Bay, Dona Bay, Shakett Creek and the Venice Inlet together as a year-round slow speed zone. Hatchett Creek and the Country Club Estates boat basin are slow speed too, and the Venice Airport Canal has a 25 mph limit. Slow water near the slip makes for calmer docking and less wake against your pilings.

After Helene and Milton

Helene pushed several feet of surge through the city in late September 2024. Less than two weeks later, Milton made landfall just north, near Siesta Key, and Venice recorded sustained winds of 92 mph with gusts to 107 mph. Many docks need a careful look even if they are still standing.

Lifts and floating docks

Venice boaters range from offshore anglers using the inlet to paddlers on Hatchett Creek. For the first group we install lifts sized to the loaded boat and set the beams so the hull clears the dock at high tide. For the second, a small floating dock or launch gives a stable, low platform that rides the tide. Both get pilings checked or replaced first.

Piling replacement on older docks

Venice has many docks that have been re-decked more than once on original piles. Replacing worn piles under an existing frame is often possible and keeps the rest of the dock in service. We check every pile at the tide line and explain whether spot replacement or a rebuild makes better sense.

Permits inside the city

Venice is an incorporated city, so its building department reviews work within city limits, along with state DEP rules for structures over water. Homes just outside the city answer to Sarasota County instead. We confirm which applies to your parcel. Call (941) 213-5801 to schedule a visit.

Venice Questions

My Venice home is outside city limits. Who reviews my dock?

Unincorporated parcels near Venice go through Sarasota County rather than the City of Venice. State DEP rules apply in both cases.

Should I fix the seawall before building a new dock?

If the wall has open joints, a cracked cap or a lean, yes. A dock tied to a failing wall shares its problems. We assess both on one visit.

Is Roberts Bay in Venice the same as the one by Siesta Key?

No. Sarasota County has two waters called Roberts Bay. The state manatee rule treats them separately, and the Venice one sits near the inlet.
