New Docks for Canal Homes
Port Charlotte sits at the north end of the Charlotte Harbor estuary, and for many homeowners the canal behind the house is the reason they bought there. Dock builders in Port Charlotte get a steady stream of requests for new docks: on lots that never had one, on lots where the old dock was lost, and on lots where an owner wants room for a bigger boat. General Development Corporation, led by the Mackle brothers, developed much of the area in the 1950s land boom.
What Charlotte County asks for
The county publishes its residential dock permit requirements, and a new dock needs:
- A construction permit application
- Signed and sealed drawings showing the full scope
- A site plan with property lines and the dock's dimensions
- A recorded Notice of Commencement when the contract is over $5,000
- Approval from Florida DEP and/or the U.S. Army Corps of Engineers where required
Reviews cover building code (including wind and flood loads), zoning setbacks, right-of-way, trees and natural resources, which checks for protected species. We prepare the drawings and package so the review goes smoothly.
Laying out the dock
On a canal, the layout is usually set by canal width, setbacks from the neighbors and where the boat needs to sit. We measure depth at low water, confirm side setbacks, and size the platform and any lift to the boat you have or plan to buy. DEP's single-family criteria for aquatic preserves keep the terminal platform to 160 square feet and the walkway to 4 feet wide, and we check which state limits apply to your canal.
Built for two big storms
Hurricane Charley struck near Charlotte Harbor as a Category 4 on August 13, 2004, and Hurricane Ian crossed into the harbor after landfall on September 28, 2022. A new dock is a chance to build better than what was lost: deeper piles, bolted connections and hardware suited to salt water.
Lifts and floats
Most new docks here include a lift. We also add floating sections for kayaks where the canal allows.
Seawall checks on canal lots
Most Port Charlotte canal docks connect to a seawall. Before we build a new dock, we look at the wall's cap, joints and toe. If the wall needs work, it is better done first, while the dock area is open. Charlotte County publishes a separate seawall permit checklist, with engineered drawings and a survey, and we help with that too.
Repairs on existing docks
If your dock survived but is worn, we repair decking, rails and pilings. Outer piles often wear first, and replacing just those can firm up a dock that is otherwise sound.

Port Charlotte Questions
What does Charlotte County need for a new dock permit?
An application, sealed drawings, a site plan, a recorded Notice of Commencement for contracts over $5,000, and state or federal approval where required. We prepare the drawings and help assemble the rest.
Can an owner pull the dock permit?
Charlotte County allows owner-builders, but owner-builders must not sell or rent the property within one year of completion. Most owners hire a licensed contractor; ask for the license number on the estimate.
How big can my canal dock be?
It depends on canal width, setbacks and state limits. We measure your lot and show you what fits.
